As local Victorian tile path installers, we lay Victorian-style tiled front paths in Beckenham BR3, with rope or other edging, on a solid concrete base. We have not documented a tiled path near Beckenham yet, so the jobs on this page are in Acton, Putney and Clapham: real Victorian tile paths with photos, timings and prices.
Restoring the front path to a Beckenham period home
Beckenham has streets of Victorian and Edwardian houses around Clock House, Kelsey Park and the high street, built in the era when a geometric tiled path led to the front door. Where the original has been lost or broken, a new tiled path is one of the quickest ways to give a period frontage its character back.
Tiles are thin and unforgiving, so the base matters more than on almost any other paving. On Dio's path in Acton we did a full dig-out and poured a new concrete base with metal bars, then laid the tiles to the client's own design with rope edging on both sides, in 3 days for £3,820.
A tiled path often works best as part of a front garden refresh. At William's in Clapham the Victorian tile path went in alongside black Brazilian slate, and at Ellie's in Putney with a new brick wall and anthracite porcelain.
A front and back garden transformation: two-level grey Indian sandstone, a sleeper retaining wall, steps, planters, eco drains, a Victorian tile path and black slate, in 2 weeks for £22,000 including VAT.
Anthracite porcelain and a new brick wall at the front, a new Victorian tile path, light grey porcelain down the side and across the back, a sleeper wall and eco drains, in three weeks for £22,000 including VAT.

Materials & possibilities
Patterns and edging for a tiled path
A Victorian-style path is made of small geometric tiles in a repeating pattern, framed by an edging. We help you choose a design that suits the house.
01
Geometric patterns
Your choice of design
Patterns can be simple chequerboards or detailed borders. Dio's path in Acton was laid to the client's own design.
02
Rope edging
The classic finish
Rope-top edging along both sides frames the tiles and holds the edges, as on Dio's path.
03
Grey and white schemes
Calm and modern
Ellie's new path in Putney used grey and white tiles to sit with anthracite porcelain and a red-brick wall.
Why tiles need a concrete base
Small tiles cannot bridge any movement below them, so a sand or hardcore bed alone is not enough. We dig the path out, pour a concrete base, reinforced where needed, and bed the tiles firmly with tight, even joints, fixing the edging along both sides so the pattern stays crisp. On Beckenham's clay, that solid base is the difference between a path that lasts and one that cracks.
