Fully custom, built to fit
Rather than a kit, the pergola was designed and built to suit this space, sized and positioned in front of the garden room.
Case study · Beckenham BR3 · May 2026
In Oliver's garden in Beckenham we built a fully custom timber pergola in front of the garden room, with a see-through polycarbonate roof, guttering to carry the rain away and lighting for the evenings. Supplied and installed in three days, for just under £8,000 including VAT.
Where we started
Oliver's garden in Beckenham has a garden room at the far end with a seating area in front of it. Oliver wanted a pergola over that area with a see-through roof, so the space is covered but still bright.
That meant a custom-built structure rather than a kit, with a clear roof, proper rainwater drainage and lighting built in. It is a good example of the pergolas in Beckenham we design and build.
The tricky parts
Step by step
The custom timber frame was built and set in place in front of the garden room.
The roof rafters were fixed across the frame, ready to take the polycarbonate sheets.
The clear polycarbonate sheets were supplied and fitted across the roof, and guttering was installed to carry the rain away.
Lighting was installed, and the area was cleared and handed over on day three.
Budget
This pergola came to just under £8,000 including VAT, supplied and installed in three days. That covers the fully custom timber frame, the clear polycarbonate roof, the guttering and the lighting. The polycarbonate sheets alone were around £3,000. A pergola without a roof costs considerably less. See our pergolas in Beckenham page for other options.

Clear polycarbonate keeps the rain off but lets the daylight through, so the area under the pergola stays bright. It is lighter than glass, strong and well suited to garden structures.
Yes, in most cases. A solid roof sheds a lot of water, and guttering collects it and carries it away so it does not pour onto the seating area or the ground beside it.
